Maximize ROI with an Energy Management System (EMS)

It’s no secret that Return on Investment is crucial to calculate before purchasing. If the initial investment outweighs the expected return, you will likely not proceed with the purchase.
If you are considering an energy management system for a property, you have likely already thought about ROI.
But what if the core function of the product is to save money? That makes for an easy decision.

How Does ROI Work With Energy Management Systems (EMS)?
The process is so simple, we don’t even need a calculator to explain it.
- A hotel invests in an energy management system.
- Once installed, the system begins saving the property energy.
- Saving energy means saving money on energy bills every month.
- Typically, within three years, the amount saved surpasses the initial cost.

What Factors Affect Energy Savings in a Hotel or Property?
PMS/BMS integration
EMS best performs when the software is integrated with a property management system. The room temperature is allowed to drift when the room is unsold. However, immediately upon guest check-in, the temperature begins its return to setpoint.
Electricity rates
The higher the electricity rates, the quicker the return – for example, locations in Hawaii will see the quickest return.
Guest room occupancy
Since the software saves the most energy when rooms are unoccupied, properties with low occupancy rates receive quicker returns.
Recovery Time
EMS Recovery Time is the number of minutes it will take for the room temperature to return to setpoint after a guest enters the room. The longer the Recovery Time, the more optimal the ROI.
Guest comfort versus energy savings
The client determines the right balance between guest comfort and energy savings depending on their unique needs. Mid-tier hotels are equally focused on optimizing cost reduction with guest satisfaction, so energy savings will be more aggressive than a 5-star hotel.
VIP Mode
Properties that reserve this energy-saving “override” for circumstances will please their discriminating guests plus save energy. However, if a property is too liberal with placing guest rooms in VIP mode, it negates energy savings. With this in mind, VIP mode is best used judiciously.
Lanai Setting
This solution involves installing door contacts on patio (“lanai”) doors. When guests leave patio doors open while the air conditioning is on, the EMS shuts off until the door is closed. We also offer other responses, such as adding a “Door Open” message on the thermostat or alerting facilities to close the door upon check-out.
Aggressive dehumidification
Properties that opt for aggressive passive dehumidification will experience a longer payback time, but it helps prevent furniture and carpet damage due to mold and mildew.
